Housebuilder Bellway has completed a deal to purchase 42 acres of land in Bromham to deliver more than 300 homes, set aside space for a GP surgery, and fund local infrastructure.
The site sits south of Northampton Road and east of the A428 in Bromham, approximately three miles north-east of Bedford, and already holds outline planning permission.
The land deal was completed on Friday, 26 June, after local farmers who had owned the land for three generations agreed to sell the plot.
Land promoter Rainier Developments secured outline planning consent for the site alongside agent Robinson & Hall before finalising the sale to Bellway.
Bellway will now prepare a detailed reserved matters application for submission to Bedford Borough Council later this year, with 30% of the homes earmarked for affordable rent and shared ownership.
The plans include play areas, a teenage shelter, open space, and footpaths linking to the existing village, alongside preserved trees and hedgerows.
Health facilities
Paul Smits, managing director for Bellway Northern Home Counties, said the project will provide “over 300 new homes for the local area” alongside land dedicated to health facilities.
Smits confirmed the company will pay “more than £4.5 million towards local infrastructure”, including over £3.8m for education, early years, and SEND services, alongside contributions for bus routes, roads, and health services.
A further investment of over £4.5m will be made through the Community Infrastructure Levy, with construction expected to start next spring subject to planning approval.
Joshua Sinnett, from Rainier Developments, praised the “collaborative approach” across all parties in completing the land transaction.
David Jones, from Robinson & Hall, said assisting the landowners helped “release much-needed funds for reinvestment into their family farming business”, while bringing funding into Bromham and Bedford Borough.
