According to the listing, the unit includes open-plan retail or leisure space, floor-to-ceiling glazing and bi-fold doors, along with a terrace area that could be used for outdoor seating.

Part of Bedford’s leisure area

Riverside Square, which opened in 2017, is home to a cluster of food and drink businesses around a public square in Bedford town centre.

The site is opposite Bedford College and close to the riverfront. It used to be home to Bridges Espresso Bar, which closed in June 2025.

Mark Phillips, senior associate at Fleurets, said: “The Pavilion presents an excellent opportunity for an experienced restaurant or hospitality operator to secure a prominent position within one of Bedford’s key leisure destinations.

“Riverside Square has developed into a thriving food and drink hub, supported by strong local footfall and its riverside setting.”
