Location Summary

Wixams, Eastcotts & Wilstead


Wixams, a new town developed to the south of Bedford, is expected to be the third largest town after Bedford and Kempston.

Construction commenced in 2007 and is expected to grow to house between 10,000 – 15,000 people in an affordable, designed settlement which is planned to have 4 distinct communities within it.

A retirement village has also been developed in the town. Amenities are planned to grow with development, but already include sports pitches, playground and supermarket.

Wixams is home to both Lakeview Primary and Wixamtree Primary with children now able to progress into secondary education at Wixams Academy which opened in 2017.

On the outskirts of Bedford, it is perfect for commuters to Luton (A6) and Milton Keynes (A421) and only 10 minutes to drive into Bedford centre itself.

To the east of Wixams is Eastcotts, which as a ward houses villages of Shortstown and Cotton End and hamlets Harrowden and Herrings Green.

The Cardington Hangers sit adjacent to Shortstown -which has seen new housing development since 2012, and to compliment Shortstown Primary was built in 2013.

Cotton End is to the south of Shortstown and is a small village with a primary school, pub, village hall and church.

Eastcotts Medieval Castle sits on the edge of Exeter Woods, a motte castle believed to have been built late 11th Century, early 12th Century.

Wilstead, is about 5 miles south of Bedford close to Wixams, along the A6 that travels to Clophill and through to Luton.

The village varies between new houses and traditional thatched cottages, a few listed buildings and farms.

Whilst small it still has a couple of pubs, post office, small shops, two churches, village hall and playing fields.
