Podington plans prevented by Bedford Borough Council

Bedford Borough Council has refused plans for up to nine new homes on brownfield land in a north Bedfordshire village.

The application (25/02558/PIP) sought approval for between five and nine dwellings on land south of Hinwick Road in Podington.

In a decision issued last week (2 February), the council said the site lies outside the settlement boundary for Podington and conflicts with the borough’s spatial strategy.

Officers also said the location was poorly connected to services and sustainable transport, meaning future residents would be likely to rely on private cars.

“Unacceptable urbanising”

While Podington has some facilities, including a primary school and sports provision, the report said it lacks many day-to-day services such as shops and health facilities.

The council also warned the scheme would have an “unacceptable urbanising” impact on the edge of the village and harm the character of the surrounding countryside.

Five objections were received from residents, raising concerns including traffic, drainage and impacts on wildlife. One letter of support was also submitted, which stated the village has “a housing need”.

Podington, Farndish and Hinwick Parish Council said it was willing to offer support in principle, subject to further details.

The council acknowledged it cannot currently demonstrate a five-year supply of housing land, but said the harms of the proposal would “significantly and demonstrably” outweigh the benefits.
