Nine new homes could be built in Podington if a new proposal is accepted.
A planning application has been submitted to Bedford Borough Council to build up to nine homes on land south of Hinwick Road in the village.
This application seeks to establish whether the 0.65-hectare site is, in principle, suitable for residential development before detailed plans are brought forward.
The planning justification statement submitted as part of the application said the land is currently occupied by the applicant’s landscaping and horticultural business, adding that the site is “largely previously-developed (brownfield) land”.
The applicant argues that redeveloping the site for housing could remove “perceived amenity issues” associated with the existing commercial use and would represent a “modest and well-integrated extension” to the village.
A previous application for up to 17 homes on the same land was dismissed on appeal in 2019.
However, the new application said the situation has changed. It cited a July 2025 appeal decision showing that the borough council cannot demonstrate a five-year housing land supply, with a deficit of around 2,000 homes.
